How Long Does a Roof Really Last in Tennessee?

The brochure says thirty years. Around Chattanooga, the honest number for a standard architectural shingle roof is twenty to twenty-five, and the difference is not bad luck. It is heat, humidity, and the storm season doing exactly what they do every year.

What shortens a roof here

  • Afternoon sun on south-facing slopes, which cooks the asphalt until it goes brittle
  • Humidity that keeps decking damp under any lifted shingle
  • Spring hail that bruises granules off years before you see a leak
  • Clogged gutters backing water under the first course

The signs that matter

Granules collecting in the gutter, shingles that curl at the edges, and a ceiling stain that comes back after every storm. Any one of these is worth a look. All three together usually means the roof is telling you something.

An inspection is free and takes under an hour. If the roof has years left, we say so — most of the roofs we look at do.
