Replacement & Repair

A standard architectural shingle roof runs twenty to twenty-five years here, not the thirty on the brochure. Heat, humidity and the spring storm season all take their share.
Repair when the roof is under fifteen years old and the damage is confined to one area. Replace when the repairs you will plausibly need over the next three years cost more than a third of a replacement. We put both numbers in writing.

Estimates & Scheduling

Yes. Decking repair is priced per sheet before the tear-off starts, so the one genuine unknown is settled in advance. The number you sign is the number you pay.
Not before materials are ordered, and never a large one. Be careful with any contractor who wants a big cheque before anything is scheduled.
We reschedule. Nobody tears off a roof into a forecast, and any crew that offers to is one you do not want.
