Repair or Replace? The Honest Math

A repair makes sense when the damage is local and the roof is young. It stops making sense when you are paying every spring to chase leaks across a roof that is done. The math is simpler than people expect.

When a repair is the right call

  • The roof is under fifteen years old
  • Damage is confined to one slope or one penetration
  • The decking underneath is dry and solid

When it is throwing money at the problem

  • Two or more repairs in the last three years
  • Granule loss across every slope, not just one
  • Daylight or soft spots visible from the attic

Our rule: if the repairs you will plausibly need over the next three years cost more than a third of a replacement, replace. We put both numbers in writing and let you decide.
