The cheapest bid and the most expensive bid on the same roof often differ mostly in what they leave out. A real estimate names the materials, the scope and the surprises in advance.

The six lines to demand

  • Exact shingle line and color, not just the brand
  • Underlayment and ice-and-water shield locations
  • Decking repair priced per sheet BEFORE the tear-off
  • Ventilation work included, with the ridge vent length
  • Cleanup, magnet sweep and haul-off included
  • Workmanship warranty in years, separate from the material warranty
